Arrest made in death of Iowa real estate agent who was killed during an open house in 2011

An Iowa woman was arrested in connection with the death of a real estate agent whose killing nearly 15 years ago sent shock waves through the state and haunted realtors, authorities said Wednesday.

Kristin Ramsey was indicted by a grand jury on a charge of first-degree murder in the April 8, 2011, killing of Ashley Okland, West Des Moines Assistant Police Chief Jody Hayes told reporters.

"Ashley's story has kept many of us awake at night revisiting details over and over in our minds, searching for that missing piece that would tie everything together and lead us down the right path to identifying a person hat was responsible for this act," Hayes said.

Dallas County, Iowa, jail records show Ramsey, 53, was booked Tuesday and is being held in lieu of $2 million cash bail.

It was not immediately clear if she has a lawyer to speak on her behalf. A message left on a phone number listed under a relative's name was not immediately returned.

No other arrests are expected, Hayes said. He declined to provide additional investigative details, including a possible motive or what evidence led to Ramsey's arrest, citing the the judicial process.

Okland's killing shocked Iowa, Hayes said, and "haunted a very frightened community of professional realtors who have forever changed how they conduct open houses."

Okland, 27, was killed while working at an open house in a West Des Moines townhouse development,officials have previously said.

Okland was found by an employee of the development company after she was shot inside a model home, according to asummary of the case published by Iowa Cold Cases, a nonprofit organization that compiles information on unsolved killings.

The employee dialed 911 and Okland was later pronounced dead at a local hospital, according to the summary.

In a statement during the news conference, Okland's younger sister said her family had lost "hope in finding answers and having any justice for Ashley. It was really difficult to accept that the case had gone cold."

She thanked law enforcement and described their work on the case "as a true gift from God that we feel fortunate to be touched by."

The family of an Alabama college student is asking the public for help in finding the 20-year-old after he went missing during a trip to Barcelona, Spain.

James "Jimmy" Gracey of Elmhurst, Illinois, was visiting friends who were studying abroad for spring break, accordingto a social media post from his mother, Therese Marren Gracey.

The University of Alabama student was last seen by a friend at Shoko Barcelona, a club located in Barceloneta Beach, around 3 a.m. local time on Tuesday, March 17, according to the post. Gracey stayed behind at the club when his friend left and never made it back to the Airbnb where he was staying. He was reported missing later the same day.

Gracey is also without his cellphone, which police have in their possession.

Jimmy Gracey, 20, was last seen wearing a white t-shirt, dark pants and a gold and rhinestone cross around his neck.

Gracey was last seen wearing a white t-shirt and dark pants, probably joggers, his mother said. He usually wears a gold chain with a rhinestone cross around his neck.

He is approximately 6 feet, 1 inches tall and weighs 175 pounds, according to a statement from PR firm the Heron Agency. A Facebook page calledHelp Find Jimmy Graceywas created to aid in the search.

The Catalan police force, Mossos d'Esquadra, is investigating the matter, the agencytold CNN. The University of Alabama issued a statement saying that Gracey was on a personal trip, but that university staff "are in touch with the family and those associated with them to offer support and assistance in any way possible."

No team has made more 3-pointers, nor launched more, than Alabama in the past four seasons. And nothing will shake coach Nate Oats from believing they're at the core of building a winner in modern basketball.

NCAA Counting On The 3 Basketball

Teams might struggle to match the Crimson Tide's sheer volume heading intoMarch Madness, but they're leaning into those long-distance shots, too.

"Finding efficient shots is at the top of what we do," Oats said recently. "It's at the top of what everybody in the NBA is looking at is generating efficient shots. And if you're not thinking about how to get open catch-and-shoot 3s, I don't think you're thinking about creating efficient shots."

This marks the 40th season with the 3-pointer fully integrated into college basketball, an advancement thathas transformed the sportsince its 1986-87 introduction. Years of pounding the ball inside to bigs have given way to skilled players stretching defenses to create space for shooters to take those matchup-tilting shots.

In theNCAA Tournament, the 3 is an equalizer capable of igniting seismic upsets like Middle Tennessee's takedown of Michigan State in 2016 or the first-ever 16-vs-1 win with UMBC beating Virginia in 2018. Going cold can just as easily mean an abrupt end to the season. So the question remains: How much should a team rely on the 3 in March?

Division I teams fittingly have taken nearly 40% of their shots from behind the arc in this 40th season of the 3, yet a fraction of Final Four teams and NCAA champions in the 3-point era have utilized it to this year's levels with their seasons on the line.

Higher volume

At its core, the 3-pointer is a volatile bet.

The reward can befar-reaching offensive efficiencybeyond simply the 50% added value compared to a traditional field goal. But it boasts a tougher conversion rate as officials have moved the arc back multiple times — from 19 feet, 9 inches to 20 feet, 9 inches in 2008-09, then to22 feet, 1 3/4 inches to match the international distance for 2019-20.

As a result, the 3-point shooting percentage has barely moved. Division I teams have bounced from around 33-35% shooting on 3s going back to the 2002-03 season, with this year at 34.1% entering the week.

Yet 3s have gone from accounting for 32.1% of all shot attempts in 2002-03 to a 24-season high of 39.5% this year, according to SportRadar. And 3s account for 29.8% of all made shots in Division I, up from around 25% in 2002-03.

Those are thresholds rarely reached by teams that have pushed all the way to the sport's final weekend:

— Only 28 of 152 (18.4%) teams to reach the Final Four in the 3-point era have had 3s account for this year's percentage of their made shots;

— Only 21 of those Final Four teams (13.8%) had 3s account for this year's percentage of shot attempts;

— And seven of 38 champions (18.4%) have had 3s account for more than 39% of their shot attempts, including the past three winners in UConn (2023-24) and Florida (2025).

Villanova's two championships under Jay Wright remain outliers. Notably,his 2018 winner that blew through six tournament gamesto win it all behind eventual NBA players Jalen Brunson, Mikal Bridges and Donte DiVincenzo held the all-time highest marks among the champs; 3s accounted for 38% of the Wildcats' made shots and 47.5% of their attempts.

His other champion, in 2016, wonon a buzzer-beating 3-pointer by Kris Jenkins.

"You've got to be able to shoot the 3 to go deep in the tournament," the retired Wildcats coach said. "Not just because 3s are more valuable than 2s, but now the way teams play defense, if you can't shoot 3s, they're going to load up on your 3-point shooters and take them away. And they're gonna force you to make non-shooters make plays."

The right looks

That's Oats' focus, too.

The Crimson Tide's 4,436 attempted 3s are 339 more than the next closest Division I team, according to SportRadar. Alabama has shot 35.5% behind the arc in that span, with 3s accounting for 48.3% of Alabama's shot attempts.

The approach helped make Alabamathe No. 1 overall seed in 2023and powereda Final Four run in 2024and last year's trip to the Elite Eight afterhitting a tournament-record 25 3s in a Sweet 16 romp against BYU.

"The math part of it is how can you create the most efficient offense, and how can you try to keep the other team from running the efficient offense?" said Oats, whose team is the Midwest Region's 4-seed. "Well if you're all in on getting the most efficient shots you can, the 3-point line and taking 3s has to be a part of that. It just does."

Yet two of those runs ended when the Tide couldn't hit from outside. That 2023 team led by eventual No. 2 overall NBA pick Brandon Miller went 3 for 27 (11.1%) on 3sin a Sweet 16 loss to San Diego State. The Tide went 8 for 32 (25%)in last year's regional-final loss to Duke.

Hall of Fame coach Rick Pitino, now at St. John's, has never shied from the 3, going back to Providence's unexpected Final Four in the first season of the 3-pointer to cutting down the nets at Kentucky in 1996, followed by Louisville in 2013 in a later-vacated title push.

Can a team win it all firing off all these 3s?

"100% – if you defend the 3. That's the key," said Pitino, whose Big East champion is the East Region's 5-seed. "It all comes down to defense. It's not how many you make, how many you take, but how many you stop. So, if everybody is shooting the 3, the team that's gonna win it is the team that defends the 3."

Gravity's pull

Duke coach Jon Scheyer is only in his fourth season as successor to retired Hall of Famer Mike Krzyzewski, so he's been willing toadjust his approachin these early years of his tenure. That's included an uptick in 3-point usage.

"For me, it's actually not even the fact of shooting more 3s," Scheyer said. "It's about having the threat to shoot the 3. And I think that's the biggest key, is spacing. ... Because that's what opens up drives. That's what open up free throws. That's what opens second-chance points. So I think naturally by having really good spacing, you do end up shooting more 3s."

Duke's first two teams took 36.4% of their shots from 3-point range, with 3s accounting for 28% of their made baskets. Last year, those numbers jumped to 44.6% and 34.9%; it made sense considering Duke was led by No. 1 overall NBA draft pick Cooper Flagg and No. 4 pick Kon Knueppel — who has setan NBA rookie single-season 3-point recordand has a league-best 238.

This year's team uses what Scheyer has likened more toa "smashmouth" approach with a big frontlineled byfreshman NBA prospectandAssociated Press first-team All-American Cameron Boozer. And yet, even as the No. 1 overall tournament seed has routinely pummeled teams in the paint and on the glass, the 3-pointer accounts for a similar percentage of Duke's attempted shots (44.4%) and made baskets (31.8%).

Scheyer figures it's about finding the right balance in shot selection, along with a good shooter's "gravity" in pulling defenders from the paint.

"You can still establish yourself inside while you still shoot 3s," Scheyer said. "Now if you're shooting other shots and just living on the perimeter, well yeah, I think it's tough to win that way, because the best shot you can get is a layup or a dunk or get to the free-throw line. But if you're shooting 3s, you better be really good at it."

In her second-to-last fight, Rousey suffered her first career loss when Holly Holm knocked her out with a head kick. In Rousey's final fight, Amanda Nunes sent her into retirement with a devastating first-round TKO.

Carano could use a rewrite, too. In her last fight before retiring, she suffered a first-round loss toCris Cyborg.

If the Rousey-Carano fight is as entertaining as their recent press conference, Netflix should be in good shape. Rousey ripped the UFC for underpaying its fighters and derided Cyborg as a "roided-up (expletive)."

In what's being billed as a triple-headliner, MMA fan-favoriteNate Diaz will fight Mike Perryin a five-round welterweight fight and former UFC heavyweight champion Philipe Lins in a five-round heavyweight fight.

Diaz, 40, will be stepping in the cage for his first MMA fight since 2022, when he beat Tony Ferguson by submission in his last UFC fight. Perry, 34, is taking on his first MMA bout since 2021.

Ngannou, 39, will be climbing into the cage for the first time since October 2024, when he demolished Renan Ferreira with a first-round knockout at the PFL Super Fights: Battle of the Giants.

More fights will be added to the cards, according to Most Valuable Promotions, which is promoting the event.

The NBA playoffs are just around the corner. Sure, there is still time for teams on the cusp to make one final push for the postseason, but for the most part, we know which teams are competing for an NBA title.

That said, many of the teams in the middle of the pack in each conference are jumbled up, so close together that a bad or good stretch could determine whether they get home-court advantage in their opening series or the conference semifinals.

As it stands right now, as of the afternoon of Wednesday, March 18, the Eastern Conference's No. 2 seed Boston Celtics are just eight games ahead of the No. 8 seed Atlanta Hawks. In the West, the No. 3 and 6 seeds are within 1.5 games of one another.

A lot could happen between now and the end of the regular season that could shape the postseason. That said, it's still interesting to look at where each team would fall if the season ended today.

The regular season will end on Sunday, April 12. The play-in tournament will start just two days later on Tuesday, April 14 with games played through Friday, April 17.

The classic NBA postseason will begin on April 18.

How does NBA play-in tournament work?

The tournament is divided into three games for each conference.

The first game will see the No. 7 seed host the No. 8 seed with the No. 7 seed in the playoffs on the line. The loser will face the winner of the game between the conference's No. 9 and No. 10 seeds.

Whoever loses that third game will be eliminated from the postseason, while the winner will claim their conferene's No. 8 seed and a date with the No. 1 seed in the first round of the playoffs.

TSA says nearly 10% of its officers called out sick Tuesday

Nearly 10% or 2,700 Transportation Security Administration (TSA) officers across the country called in sick Tuesday, according to TSA data first obtained by ABC News.

Atlanta and New Orleans saw the biggest impacts, the data said, with nearly 40% of officers calling out in each airport. For context, about 2% of TSA officers call out on any given day across the country, the agency said.

After thepartial government shutdownbegan for the Department of Homeland Security (which oversees TSA) on Feb. 14, TSA employees received a paycheck initially as funding dried up. Those employeesreceived their first $0 paycheckof this shutdown last week, and the rate of unscheduled absences and callouts spiked, according to TSA statistics obtained by ABC News.

Monday remains the day with the highest callout rate of the shutdown so far, with 10.22% of officers not showing up to work at airports nationwide.

How to find airport security wait times

ABC News has producers at several of the airports that have seen the longest wait times in the past.

Though most airports have not seen any significant issues Wednesday, the agency warns it could be forced to shut down smaller airports if Congress isn't able to reach a deal to fund the Department of Homeland Security and the shutdown continues.

"Over a hundred airports in the United States have around one or two lanes," Acting Deputy Administrator Adam Stahl told ABC. "And if we have a certain amount of callouts increase, we might have to quite literally collapse those lanes and close those lanes, which could temporarily halt operations at that airport,"

One of the four security checkpoints at Atlanta remained closed on Wednesday due to the staffing shortage. The airport also says it's expecting more than 350,000 people traveling through the airport from Thursday, March 19, through Sunday, March 22.

The data from Tuesday showed a high percentage of callouts at several large airports on:

Influencers flock to Epstein's former island to film viral videos

A thousand miles off the coast of Florida, influencers have found the secret to instant virality.

One after another, content creators are finding their way to Little Saint James, better known as the private island once owned by the convicted sex offender Jeffrey Epstein.

Armed with cameras, they are capitalizing on and propellingincreased interestin revelations from the latest release of the Epstein files — a series of disclosures made by the Justice Department revealing partially redacted documents that were aggregated and produced during its investigation into Epstein. The disgraced financier died by suicide in his jail cell in August 2019 while awaiting trial on federal sex trafficking charges.

Out of over 15 YouTube videos NBC News reviewed of people filming their expeditions to Little Saint James, part of the U.S. Virgin Islands, at least nine were posted this year, some within days of each other.

The videos have become increasingly popular and have accumulated more than 52 million views in total.

Most of the videos run a similar course. Content creators fly to St. Thomas, the closest neighboring island with an airport, and upon their arrival, speak to locals to get tips and rumors about Little Saint James.

From there, they scope out local Jet Ski and snorkel rentals and swim onto the island's shore or fly drones over it.

The YouTubers are motivated by the online engagement that comes with all things Epstein, but also by various online theories about the island and unanswered questions about its role in Epstein's web of sexual abuse of women and girls.

The trips to the island do not appear to be sanctioned or approved by its latest owner, billionaireStephen Deckoff, who boughtLittle Saint James and a neighboring island Epstein owned known as Great Saint James for $60 million in 2023. In apress release detailing the purchase,Deckoff had plans to develop a "state-of-the-art, five-star, world-class luxury 25-room resort" that was slated to open last year.

A spokesperson for the Virgin Islands Department of Planning and Natural Resources said in a statement to NBC News that it has not "received any plans for the development of a resort on either Little or Great Saint James as of March 2026." Deckoff's asset management firm, Black Diamond Capital Management, did not respond to a request for comment.

The U.S. Coast Guard deferred NBC News to the U.S. Virgin Islands Police Department for comment. The police department didn't respond to a request for comment.

YouTuber Ben Lisi, whoposted a video attempting to go to the islandin February, told NBC News that he opted not to attempt to step on the island because of the legal concerns: "the island is owned by a new person now, so, I don't really know much about them, but I did obviously want to respect that."

But others were willing to take on the risk. Jordan-based YouTuber Ahmad Aburobmade a videothat's now been viewed more than 15 million times, which shows him stepping onto the island and approaching a structure that's been dubbed the "temple."

"I actually went in very quickly to do that video because I knew it will go viral, and I know it really fits my usual content," he said. For eight of the YouTubers who have made Little Saint James videos, including Aburob, their videos visiting the island are in their top five most-viewed videos.

With the latest release of the Epstein files under the Trump administration, interest in the convicted sex offender has surged dramatically in the past month. Searches for "Little James Island" and "Epstein Island" reached an all-time high in February, according toGoogle Trends data.

"The latest release of Epstein files, that created a trend, and that trend caused YouTubers to go there to kind of ride on that trend," Aburob said.

He said that he wanted to attempt to visit the island after seeing videos fromcontent creators Nico GriggandTyler Oliveiradoing the same, and said he wanted to step onto the island after seeing Grigg only reach the surrounding waters. (He had complained about stepping on sea urchins while approaching the shore.)

Aburob said that he thinks many of the videos are a mix between manufactured drama and genuine curiosity.

"It's a mix of both," he said. "As a content creator, it's your job to create a very entertaining piece. So it's okay to latch on to whatever drama you can find while doing the experience, in my opinion."

Several of the creators who went to the island are known for their prank videos or for their content exploring government conspiracy theories, but some have said that their videos exploring the island are unlike their typical content.

"I know this is a different side, it's not really me pranking," YouTuber Junior Sangaresaid in his video. He took a Jet Ski near the island but ended up not going onto it, but told his followers: "100 thousand likes — on my life — I will come back here, ding-dong ditch this building, and spend the night on this island without trying to get caught." He is 25,000 likes away from his goal as of Wednesday.

Lisi said that he hoped the video could raise awareness about the Epstein case while still being "light hearted and still adventurous" for his younger audience.

"Even though it's just a silly video, and we didn't actually sneak on the island or anything, but we just saw it, I think it still brings more attention to it," Lisi said. "And hopefully, in some small way, can bring justice to the victims and help expose or continue to bring to light what's going on behind closed doors."

What many have referred to as the "temple" has been a spot of particular interest for YouTubers visiting the island. In recent videos where YouTubers have made it up close to the structure, it appears to have been painted over and boarded up.

"Ungodly things happened here, it feels so weird being here," YouTuber Ash Alk said as he walked around the templein his videoreleased in late February.

Permit recordsshow that the structure was pitched as a music pavilion, complete with a grand piano, living room and bathroom inside. But the building's final design ended up much different than the original designs included in the records. There is limited information on what the building was actually used for.

Other content creators focused on different aspects of the island. In his video, Lisiwas set on finding potential tunnelsunder Epstein's island. It has not been confirmed if tunnels had actually been built under the island, but insome recently released documentsoutlining tasks on Little Saint James, a "tunnel" is mentioned, giving rise to online speculation. He told NBC News he hadn't seen any tunnels while he was there.

In eight of the videos from this year, the influencers appear to use the same Jet Ski rental service, Coastal Water Sports, to make their treks to the island. A man who appears in the videos addresses the popularity of YouTubers visiting the island, telling Lisi: "Not more YouTubers."

In the videos, the man seems aware of people's plans to visit the island but often discourages them from going.

"No, don't go there," the man says to Oliveirain his video. "It's somebody's island." The YouTubers appear to still use the Jet Skis to go toward the island and are shown in the videos signing papers.

But Jet Ski trips to Little Saint James don't appear to be part of Coastal Water Sports' marketing strategy and aren't promoted on its social media, beyondposting pictures with Griggs and YouTuber Matt Batista, who went on a trip together,as well as Lisi and Sangare. When reached for comment through the number on the company's website about the increased interest from YouTubers, an individual from Coastal Water Sports told NBC News that they were "not authorized to speak on that."

Epstein's other properties have also attracted interest. Many people in the past have hung aroundEpstein's Upper East Side mansionand one couple was accused of attempting tobreak in and steal fromhis New Mexico property, Zorro Ranch.

Andy Bracco made a video that accumulated 1.5 million views of him going to the island in 2020. He said he has alsocamped outside Epstein co-conspirator Ghislaine Maxwell's luxury home in New Hampshire, where she lived up until the point she was arrested in July 2020, around the time Bracco had gone. Maxwell iscurrently serving time in a federal prison in Texas.

"I barely slept through so many noises in the woods. I was so in my head about where I was, I was very nervous," Bracco said. "I went in. I got some shots of the house from up close, shots that no one has. And then I even looked inside. There was a champagne-colored Lexus, RX 350, like a SUV. So if you're wondering what she drove, I guess that's her vehicle."

He said that he has had interest in walking outside Epstein's properties in New York, but hasn't done so.

For his trip to the island, Bracco said he spent upwards of 60 days doing research on how to enter it discreetly, and how to find someone to take him. He said that since he's gone, many creators have come to him for advice on how to get on the island.

"I think it's going to unfortunately become a bit of a trend," he said. "It was easier, but now it's probably going to get harder, they're going to start to wrap up their security a little bit, just because of the frequency of people trying to get on the island."

Epstein initiallybought Little Saint James island in 1998and then purchased Great Saint James in 2016. Following his death in 2019, theFBI conducted a raidon Little Saint James. Epstein's estateowned the propertyuntil it was put up for sale in 2022.

Prior to Bracco's 2020 visit, Luke Rudkowskifilmed himself going onto the islandshortly after the FBI raid for his channel We Are Change.

Rudkowski told NBC News that he chose to go to the island after seeing a drone video of the property that captured footage of someone who he thought looked similar to Epstein.

"I found it to be something that was incredibly important for public interest," he said.

When Rudkowski had gone to the island, it still had lots of furniture and decorations left behind by Epstein. Rudkowski filmed himself walking inside rooms and different structures on the island and looking outside the then-painted temple. He said that what had caught his eye while he was there was the odd furniture and what appeared to be gargoyle statues that were scattered around. Epstein also had white gargoyle statues in front of his Palm Beach home, according to recently released files.

Rudkowski said that he has seen some of the recent videos of people going onto the island, but has mixed emotions about it.

"When there's so much that the government hasn't given us answers to, people are going to naturally try to fill that void," he said. "But if we had a competent DOJ that actually would have done the proper job here and investigated it, we wouldn't have a lot of these independent content creators using the situation as they are for this type of adventurism that they're highlighting on YouTube."

"But at the same time, I'm the person who kind of did it before anybody else," he added.

While new videos continue to appear, with YouTuber Ali Atfiposting the most recent oneon March 10, the trend might be short-lived. Aburob said he doesn't plan on making any more Epstein-related content, adding that he doesn't "want to be associated with that name."

"I mean, for a YouTuber, it's a very nice trip to make content, but I don't think any normal human being would go, because there's nothing to do," Aburob said. "You just go around and make content. That's it. There's nothing to do if you're not a YouTuber."
